Selling or transferring your share, step by step

Plans change. A job takes you abroad, the family grows or you simply need the money. Here is how selling a flat share works at Asseto — before registration and after registration.

Before you start

A share in a land-share project can be transferred, but not on your own paperwork alone. The company has to approve the transfer, update the shareholder register and make sure the new owner signs the project agreements. Your first step is always a written application to the company, not a private agreement with a buyer.

What happens next depends on whether your land share has already been registered in your name.

Resale before land registration

If you have booked but your land share has not yet been registered, Asseto's refund-after-booking policy applies. Approval of your application takes up to seven working days, after which Asseto resells the share within 30 days.

  • You surrender the booking deed, the money receipts and all other project documents, including photocopies.
  • An office charge of 5% of the booking amount is deducted from your refund.
  • Once the refund is paid, you are released from the project agreements.

Resale after land registration

Once your land share is registered and mutated, you own real property, and the sale must be registered to the new owner. Under Asseto's refund-after-registration policy, approval again takes up to seven working days, and the share is resold within 60 days.

  • You surrender the booking deed, the money receipts, the land registration deed, the mutation copy and any other project documents.
  • The share is legally transferred to the new shareholder, or to Asseto, at the sub-registry office.
  • Your refund is paid after the new owner's registration and reflects the market value, so any gain is yours.
  • If you find the buyer yourself, Asseto charges nothing; if Asseto finds the buyer, a 5% office charge applies to your gain.
  • The buyer pays the land registration and mutation fees and a file transfer fee of ৳10,000.

Tips for a smooth sale

Most delays we see come from missing papers or unpaid dues. Before you list:

  • Gather every money receipt; your refund is calculated from them.
  • Clear any outstanding instalments and late charges.
  • Confirm that the mutation in your name is complete before you promise a buyer a registration date.
  • Put any side agreement with a buyer in writing and share it with the company.
