Bashundhara or Purbachal: an established address or a growing one?

One is a mature residential area with everything a family needs close by; the other is a planned town still taking shape. Here is how Bashundhara R/A and Purbachal New Town compare for buyers in 2026.

Bashundhara R/A: convenience today

Bashundhara Residential Area has matured into one of Dhaka's most complete neighbourhoods. Private universities, English-medium schools, major hospitals and one of the country's largest shopping malls are all a few minutes' drive away, and the internal roads are organised into lettered blocks that make the area easy to navigate.

That convenience is reflected in the price. Apartments in Bashundhara cost noticeably more per square foot than in newer areas, plots are scarce, and the busiest roads near its entrances can be slow at peak hours. Families who value short school runs and established services usually find the premium worthwhile.

Purbachal New Town: space and a longer horizon

Purbachal is a large planned town developed by RAJUK to the east of the city and linked to it by the 300 Feet Road. Its master plan sets aside land for parks, lakes, schools, hospitals and commercial districts, and its roads are wider than almost anywhere in central Dhaka.

Much of that plan is still being built. Utilities, schools and shops arrive sector by sector, so living there today means driving further for some errands. In return, prices per square foot are lower, plots are larger, and buyers who can wait may benefit as the town fills in.

Commuting

From Bashundhara, Gulshan and Banani are a short drive and the airport is close by. From Purbachal, the 300 Feet Road gives a fast, wide route towards Kuril and the airport, and journey times depend mostly on the final stretch into the city.

If you commute to Motijheel or Dhanmondi every day, test the journey at rush hour in both directions before deciding. A route that looks short on a map can take very different times at eight in the morning and six in the evening.

How the numbers compare

Asseto's current prices illustrate the gap: about ৳6,999 per sqft in Bashundhara and ৳5,499 per sqft in Purbachal. On a 1,600 sqft home the difference is roughly ৳24 lakh — enough to cover registration costs, interiors and more.

The price per square foot is only part of the cost, though. Compare service charges, parking, the expected wait until handover and the day-to-day cost of travel. A flat you can move into sooner, closer to school and work, has value that a spreadsheet does not always capture.

Which suits you?

Neither area is the right answer for everyone. As a starting point:

  • Choose Bashundhara if you need established schools and hospitals now, commute towards Gulshan or the airport, and prefer a mature neighbourhood.
  • Choose Purbachal if you want more space for your budget, can wait for the town to develop, and value wide roads, lakes and greenery.
  • Either way, visit on a weekday evening and on a weekend morning before you commit.
